Nad Al Sheba Gardens Phase 8

Nad Al Sheba Gardens Phase 8 is the latest release in Meraas's low-rise villa community built around the site of the original Nad Al Sheba Racecourse, next to Meydan. The phase is limited to townhouses and villas — no apartments — sold freehold, with prices starting at AED 5,000,000. The project is under construction, with handover targeted for October 2028.

Two payment plan options are offered at launch, giving buyers a choice on how the price is structured through to handover. On-site amenities lean toward family living rather than resort extras: an indoor swimming pool, gymnasium, landscaped gardens, a children's play area, restaurants and CCTV security. Positioned within the wider Nad Al Sheba Gardens masterplan, Phase 8 extends the district's low-density, villa-led character rather than introducing a new format to the community.
