About Umm Suqeim

Umm Suqeim is an established, low-rise residential neighbourhood on Dubai's western coastline, sitting along the Jumeirah Beach shoreline between Jumeirah to the north and Al Sufouh to the south, with Umm Al Sheif, Al Manara and Al Safa inland to the west. The area is split into three sub-districts — Umm Suqeim 1, 2 and 3 — and is best known for its mostly freestanding villas (not walled compounds), ranging from small one-bedroom homes to large five- or six-bedroom houses, developed over decades by multiple private owners rather than a single masterplanner. It sits beside well-known landmarks including the Burj Al Arab, Jumeirah Beach Hotel, Kite Beach and Wild Wadi Waterpark. Much of the older villa stock follows Dubai's traditional non-freehold ownership model, but the community also contains newer freehold pockets, most notably Madinat Jumeirah Living by Meraas, plus other newer off-plan apartment launches.
