What Does "Chiller-Free" Mean?
In Dubai, most high-rise buildings are connected to a district cooling network (operated by Empower, Tabreed, or DEWA). The chiller fee covers air-conditioning and is charged separately on top of the service charge — often AED 8,000–30,000 per year for a 1–3BR apartment.
Chiller-free buildings bundle the cooling cost into the service charge from the start. For tenants, this simplifies costs; for investors, chiller-free units command a rental premium of 5–15% and are easier to lease.
