Arjan is a freehold residential community in Dubai, developed by Dubai Properties as part of the wider Dubailand masterplan. Located at the junction of Sheikh Mohammed Bin Zayed Road and Umm Suqeim Road, it sits north of Motor City and east of Jumeirah Village Circle (JVC), giving residents quick access to both Downtown Dubai and Dubai Marina via the main highways. Arjan's defining feature is its greenery: it is home to Dubai Miracle Garden, the Guinness World Record-holding flower park, and the adjacent Dubai Butterfly Garden, both of which opened within the community in the early 2010s. The area is dominated by mid-rise apartment buildings from a fragmented mix of developers, including Danube, Samana, ORO24, Aqua Properties and Ellington, offering mostly studios and one-to-three-bedroom units, with limited townhouse stock. It has become one of Dubai's most active mid-market, apartment-led off-plan districts.
