Tilal Al Ghaf is a master-planned community developed by Majid Al Futtaim, located at the intersection of Hessa Street and Sheikh Zayed Bin Hamdan Al Nahyan Street, close to Dubai Sports City and roughly midway between Downtown Dubai and Al Maktoum International Airport, with access to Al Qudra Road, Sheikh Mohammed Bin Zayed Road and Emirates Road. Its centrepiece is a large man-made recreational lagoon with a sandy beach, developed using Crystal Lagoons technology, around which the wider community of villas, townhouses and apartments is arranged. The masterplan is being delivered in phases through distinct residential neighbourhoods — including Elan, Harmony, Alaya, Alaya Beach and Aura — spanning a range of price points from entry-level townhouses to premium waterfront villas, with full handover of the masterplan targeted for around 2027. The community emphasises family-oriented amenities, retail, schools and extensive green and open space around the lagoon.
