Payment Plan FAQs
Can I get a mortgage on an off-plan property in Dubai?
Yes. UAE banks offer off-plan mortgages for properties under construction. You typically need a 20–25% down payment and the developer must be on the bank's approved list. Emaar, DAMAC, Danube, and Sobha are accepted by all major UAE banks.
What happens if I miss a payment instalment?
Missing a payment triggers a notice from the developer. Under UAE Law No. 9 of 2009, if you miss payments totalling more than 30% of the purchase price after a 30-day cure period, the developer may terminate the SPA and retain a penalty (typically 30% of total contract value).
Can I resell my off-plan property before handover?
Yes. Most Dubai off-plan contracts allow resale ("assignment") after paying a minimum percentage (usually 30–40%) to the developer. The developer charges an assignment fee (typically AED 5,000–10,000 or 1% of sale price). DLD charges 4% transfer fee on the new transaction.
Is the 1% monthly plan genuinely interest-free?
Yes. Danube's 1% plan is a developer instalment plan — not a bank loan. There is no interest charged. The developer builds the deferred payment into the purchase price, which is typically 5–10% higher than cash-purchase comparable units.
