Expo City Dubai occupies the former Expo 2020 world fair site in southern Dubai, near Dubai South and neighbouring communities including Dubai Investment Park, Mudon, Green Community and Discovery Garden, within reach of Al Maktoum International Airport. Rather than dismantling the exhibition, the site's master developer — Expo City Dubai, a government-linked entity — retained the majority of the original Expo infrastructure and is redeveloping it into a permanent mixed-use district. A masterplan by UNStudio, approved by Dubai's ruler, organises the area into five districts — Expo Downtown, Expo Fields, Expo Hills, Expo Valley and Expo Forest — with residential space making up more than half the total. Notable retained landmarks include Al Wasl Plaza, the Terra Sustainability Pavilion and the Expo 2020 Museum. It is a fully designated freehold area, with Emaar developing residential product (branded Expo Living) alongside Expo City Dubai itself.
