Dubai's property market has long operated on a single model: list with an agent, wait for offers, negotiate, close in two to three months. YallaValue wants to change that — starting this month, with a Dubai Land Department-licensed auction platform that targets a 30-day window from listing to completed transfer.
The company, known primarily for its instant property valuation tool, quietly opened seller registration less than a week before announcing the service. The response surprised even the team. "We opened our seller registration less than a week ago and already have a pipeline of serious, qualified sellers," said Jack Sellers, founder of YallaValue.
Seller Lists For Free
Properties are listed with a reserve price set using multiple independent valuations. The listing carries no upfront cost — an optional marketing package is available on a success-only basis. The seller only pays if the property sells.
3-Week Pre-Auction Marketing
Before bidding opens, the property is marketed for three weeks. Prospective buyers are pre-qualified and verified — no anonymous window-shoppers. This is the mechanism that makes the 30-day total timeline possible.
48-Hour Live Auction
The auction runs for 48 hours with real-time bidding. The final hour is livestreamed, adding competitive tension and full price transparency. Price discovery happens in public — not behind closed doors between agents and buyers.
DLD Transfer Within 7 Days
Currently cash-buyers only — removing mortgage approval delays entirely. Once the hammer falls, the DLD transfer completes within one week, versus the typical four to six weeks in a conventional sale.
